4/1からの契約で田園調布に一軒家を借りました。今の所、掲示板で知り合った方と二人ですがもう一部屋あります。私達は30才女性・デザイナー、28才男性・会社員です。二人ともシェアの経験がありますのである程度の順応力はあると思います。よろしければどなたかご一緒しませんか？一度内見していただいて色々話してみましょう。
■立地
・東急東横線田園調布駅から徒歩15分以内（ゆっくり歩いて）です。
・田園調布駅からは渋谷まで15分くらい
・家の前の坂を降りていくと５分くらいで多摩川に出られます。
・周囲は非常に閑静な住宅街です。夜間は暗いかもしれません。
・駅から結構歩くのとまわりにコンビニなどがないです。買い物などは駅前でしてから帰宅という感じになりそうです。
■個人の部屋
・6帖収納なし、南向き窓２面、日当たり良。
・5帖収納あり（クローゼット）、西向き窓上記のどちらもエアコン付き（動作確認してませんが）二階のお部屋でカーペット敷きで壁は白っぽい壁紙です。相談して決めたいと思います。部屋がそんなに広くはないので荷物の多くない方がいいと思います。
■共同部分について
・キッチン3帖くらい、洗濯機もここに置きます。
・リビング12帖です。フローリングです。日当たり良し部屋が狭い分、ここがゆったりしています。
・風呂（シャワーあり）
・トイレ（もちろん水洗でひとつです）
・玄関（下駄箱あり、区分するなりして使いましょう）
・全部では3LDKの二階建てです。全体的に築25年の年月を感じますが汚くはないです。ただ、多少立て付けなど悪い箇所がありそうです。
■生活のルールについて
まだほとんど決まっていませんがこんな風にしようというのはあります。
・光熱費は毎月いくらづつと決めてそれを通帳を作って入れてそこから引き落とす。（払い込みに行く手間などが省けるんじゃないかと思います）
・ゴミの袋とか台所洗剤などの共有品を買う為の財布を作るのはどうか？（なにか買い足す度に請求しないで済むと思うので便利です）
・基本的に友人や恋人を連れてきても構わない。
・一緒に話し合って決めていきましょう。生活していく内に必要になることも多いと思うので。
■家賃について
できれば初期費用を分担していただけるとありがたいです。敷金/礼金は1づつでしたので初期費用は安くなっています。その他に手数料と前家賃で全部で84万円前後でしたので、25万円位？初期費用を分担できない場合は、私達二人で負担することになってしまうので家賃は65000円でどうでしょうか？初期費用を分担いただける場合は交渉になります。私達の家賃分担もまだ確定していない為.たぶん5.5万円くらい）光熱費と雑費は別になります。初期費用を分担できない場合も、何かの場合に備えて（滞納など）65000円の２ヵ月分（１３万円）を初めの月にいただきます。
■その他の条件
・この物件は２年間しか住めない契約になっています。
・できれば２年間ご一緒できる方、少なくとも１年間は住んでください。
・男性、女性は区別はありませんが自立している方。
・禁煙でお願いします。
・２人で借りた物件なので３人目の方は表札を出せません。（○○方□□様といった表記で郵便は届きます。住民票は移せます）
・初期費用を分担いただける方を優先させていただきます。（応相談）いろいろ書きましたが、楽しく生活できればいいなと思っております。物件自体は犬を飼いたくなるような雰囲気のいい部屋です。よろしくお願いします。

I'm going to Tokyo for a two-month research trip from 20th May to
20th July, and I would like to find a small flat myself or to
