The flat is suited for 3-4 people. There have been usually 3 flatmates in 3 bed rooms, a corner of the living room could be the 4th person’s space.

Tatami is Japanese mattress-carpet. Usually the room sizes are determined by tatami mats. One tatami is approximately 1.55 square meters. (There are several different tatami size standards so this number may not be perfectly accurate.)
The difference between Room 1 and Room 2 is that Room 1 has two faced windows so sunnier. Apartment’s front windows were replaced years ago with new ones with better airtightness.
Room 3 is north faced and the windows are original old-styled, which makes room temparature in Summer and Winter more harsh. Both sides’ windows face to the next house within a few meters.
No.4 room was originally planned for the owner’s daytime office, however, it has not been used for years. Currently it is a vacant space, sometimes used as a storage, for example some furniture were kept when no flatmates want to use them. It could also be used for a 4th flatmate just as a partitioned space, but 4th person might make the flatshare too crowd, I will consult you if I need to use that space for leasing.
You may rennovate the room, or even the whole flat, as long as the place is functional.
