We are seeking a new flatmate. Rents

Flat

The size of the flat is 58.77 square meters.

the-building

  • steel-reinforced concrete building
  • built in 1972
  • 4 stories, 8 flats
  • no lift. only stairs (the flat is on the second floor)
  • bicycle parking (no roof, just a space) - 500 yen / month x 8 slots

Utilities

Internet is included in the rent.

Other utility expenses, which means electricity, gas and water, is 6,000 yen in altogether per month.

If the total utility bills exceeds 8,000 yen per person, the real expenses will be calculated and charged. For convenience, exceeded amount over the fixed 6,000 yen will be adjusted with deposit.

From 2019-2022, the utilities per person never exceeded 6,000 yen. But there were years when it often costed more than 8,000 yen. It depends on persons.

people that stays over 10 days pay half the share, over 20 days pays full share

If any of flatmate wants to suggest a more accurate calculation, I am happy to let her/him manage the utilities.

Each room has single bed with mattress.

There is no TV, as previous flatmates have sufficed with the internet. You are welcome to bring your own TV, but you will have to arrange for a television provider yourself.

things that we do not have

  • no concierge (building maintenance will clean the stairs once a week)
  • no delivery box machine
  • no auto-lock system (anyone can enter the building)
  • no security camera
  • no 24-hour garbage room (you have to dump garbage in morning on scheduled day)

Rules of the building

  • no music instruments
  • no pets (some flats seems to have a small pet though. so it might be flexible as long as they are quiet)

Car parkings is not available for renters (but 3 slots are occupied anyway). There is one guest parking space which you may use for short period.

There is a morning garbage commitment with the neighbours (approximately once every 3-4 months) which includes unfolding the anti-crow net and unboxing the recycle garbage boxes.

Rules among flatsharers

The flat is autonomous and rules are discussed and decided among flatmates as long as they are within reason.

Payment (rent, utilities and consumed things)

Rent and payment details

There is no thanks money/key money required to move in. I do not prefer the traditional Japanese system.

Rent must be paid by bank transfer (I am not always available in person. If you need to pay in cash, please notify me a week beforehand to arrange payment meeting.)

The rent includes 24 hours free internet access (only connection. no PC or other devices provided). The bandwidth is best-effort 40Mbps for all four flatmates. Although it is flat-rate plan, too much bandwidth usage could be filtered or blocked. Once the connection provider cautioned us on abusive Torrent usage, so please be mindful of others and basic Japanese internet regulations.

Lock

We have an electric lock for the flat’s door. The door works with your smartphone. That means your phone will be your house key. The lock only supports iPhone 4s or later, or Android 4.4 or later. If your phone is older that, I will need to ask you carry another Android, which I may lend.

Deposit

The deposit (50000 yen, refundable) will be refunded after all utility bills gather, which can take up to 45-60 days after your moving out day. Deposits will not be refunded on your moving-out day.

The deposit is held in case of sudden vacancy, repairs for any damages, unpaid bills, etc. If there are no issues, the full amount will be refunded. I have only had issues once during my 15 years of managing the flat.

For bank transfers, there is usually a bank commission.

For the refunded deposit, I will pay the commission charge as long as the recipient bank is a Japanese bank. Any international bank transfers will have the fee deduced off your deposit. Oversea transfers usually cost 4,000 yen depending on country.

No agent fee. It’s a personal-to-person business.

When someone decides to move out, I will calculate the real cost of past utility expenses and confirm with everyone.
