Flatmate wanted ad: Sangenjaya, near Shibuya in Tokyo

6 tatami Japanese room and 4 tatami-sized carpet room will be available soon

We are looking for a responsible, non-smoker flatmate who needs an accommodation in Sangenjyaya, 2 stops (4 minutes) from Shibuya. The flat has four rooms. Rooms' size are, by tatami-mat, 4, 4, 6 and 6 jou.

Interested people are welcomed to come and see the flat and room. When you are surely interested, please include couple of posible date and time you can come on your e-mail.

Total size of the flat is 61 square meters.

There are four private rooms. (jou is size of a tatami mat, on one-jou one person can lie down roughly.)

All rooms have an air conditioner. asked if you need Futon set, we might have a spare set for guest (not always available though).

rent

• Rent must be paid into the bank account (if you need to pay in cash, you have to visit my place every month. It is doable but not so great for me.)
• The rent includes 24 hours free internet access (only line. no PC provided). The line bandwidth will be 100Mbps for all of four people. Last yeaar the connection provider cautioned abusive Torrent usage, so what services you can freely use will follow to the regular service level Japanese providers give.
• 100Mbps bandwidth is a theoretical number and by shared by 4 persons, it could be slower if one person uses it heavily.
• bills (gus, electricity, water) are divided by all residents
• deposit will be refunded after all utility bills gather, which means 45-60 days after your moving out. Not on your moving-out day.
• refund commision will be paid by landlord if it is Japanese bank account. If it requires for me to send money oversea, the commision of bank wire transfer (around 4000 yen, depend on country) will be deducted from your deposit.
• No agent fee. It's a very personal business.

* If the real numbers of bill differ lot from this, this will be ajusted.

Current rents on the table are valid for person who moves until 2011.
no thanks money, 1 month refundable deposit (this is basically for utility bills after you leave the flat, in case you broke facilities, leaving local tax and cellphone bills unpaid or the case you just dissapear without one-month beforehand leave notice)

comparing with other acommodations

* "1DK" means "one bedroom and separated dining-kitchen". So-called "one-room" in Japan has kitchen in the same (and only ) room.
** rent and term of weekly-mansion are weekly based originally.
*** Contract term of commercial acoomodation are usually 2 years. Weekly-mansion is weekly or dayly based. Our flatshare has one-month noticing system.

Rules of the flat

• Non-smoking (do it outside)
• Partying must be consulted beforehand to the building management committee. (It's a building's rule, not mine. It does not mean prohibition, I hope.)
• No one (owner nor manager) is supposed to "take care" all housework. You have to share responsibility to make shared place clean and tidy.
• Guests are allowed including overnight stay. But long stay should be told to landlord and others beforehand. (and of course, should be agreed)

All other rules are re-discussed within all flatmates

All flatmates are supposed to help for looking new flatmate when one leaves. Those helps are, for instance, dealing with inquiry phones and showing the room to a potential flatmate.

I have a web-site which introduce "flatshare as lifestyle" in Japanese. At there, I record things which I met in flatsharing. It is asserted a fictional story, I make imaginal flatshare and flatmates to avoid trouble.
